Gone are the days of booking a rental and hoping the location and amenities are as described, or lugging all the extras as you travel. Dedicated owner storage means your belongings are waiting for you to arrive. You enjoy your time there without squeezing in minor maintenance tasks, mentally noting needed property repairs or meeting with service providers.  You leave knowing the home will be clean and ready for your next visit without you having to stress. We believe this is truly experiencing the best of both worlds in vacation home ownership. We aim to group owners with similar wants and budgets together and then identify a property. We are currently assembling our initial group of owners and hope to launch the first home in the summer of 2024. 

Do you currently own a vacation home but are looking to make things easier? We will work with current owners to fractionalize their properties. Fractional vacation home ownership is not a new model but is one that has recently been gaining increased popularity. Additionally, in this model all the care and maintenance of the property are taken care of, allowing owners to more fully enjoy their time in the home without those responsibilities. Whether you currently have your home on the short term rental market or if you only utilize it for a portion of the year, we know there are challenges. Perhaps you’ve enjoyed your home for many years, but have entered a new season of life, and no longer utilize it like you anticipated in a different season of life. This is the chance to move away from some of the not so fun parts of second home ownership while fully leaning into the enjoyable parts.

When our family began visiting Port St Joe and the surrounding area several years ago, we immediately fell in love with the laid back community and knew it was THE place we’d been looking for to put down some more permanent beach roots. Initially, we thought traditional vacation home ownership was what we would pursue as there were a lot of enjoyable aspects to that adventure. However, we soon realized we did not want to incur all the risk and responsibility for a home we were only using a portion of the year. But we also did not want to be completely reliant on the short term rental market which in addition to being unpredictable can bring a lot of wear and tear to a home. In our opinion, both of those considerations took away part of the joy that owning a vacation home would bring. Then, the idea of Magnolia Waves was born with the intent of creating a collective of like minded owners. Our goal is to launch the first property in summer 2024 and we'd love for you to join us!
